Purpose of the Job
To manage construction and land development activities as directed under the supervision of the Director of Development.

Job Duties
This includes but is not limited to the following:

Monitoring and supervision of any and all aspects associated with the development goals of delivery of lots in a finished condition.

Support the Entitlement Management process including, but not limited to obtaining all local, county, state, and federal permits needed, accurate tracking and managing of inspections, supporting and managing bond process

General Understanding of Trade and Contractor Management – management of sub-contractors I etc. within each operation he or she, is so assigned. This position includes relationship management and oversight, including scheduling and meeting timelines and budgetary goals on a consistent basis for moving the project forward.

Job Cost Management – including job specific budget tracking and reconciliation, bidding and coordinating the schedule to complete that specific task.

On-Site Maintenance Management – Monitoring and supervision of developer installed landscape I
Irrigation I common area structures and or buildings from permitting I scheduling I to completion.

Home Builder Compliance- This position also includes, tracking of the on-site homebuilders as to their compliance on CMFC standards and requirements.

Standing Accountabilities
Delivery of on time schedules
Maintain accurate plans, schedules, and budgets
Maintain accurate coding of project specific invoices
Maintain accurate as-built plans, permits, and licenses on-site as needed.
Maintain project specific minutes to facilitate team coordination and collaboration

Key Performance Responsibilities
Professional and punctual
Ability to take directions from Director of Land Development
Maintain organized and accurate records, budgets, plans, schedules and projections
Effective and Open Communication with sub-contractors, customers, partners, and team
Ability to work flexible hours and days as needed, may include weekends

Education / Experience
Bachelor’s Degree preferred
1 to 5 years’ Experience Preferred
Ability to understand local, county, and state entitlement, code requirements and development permitting process
Ability to understand and read surveyor stake-out, engineer and architectural drawings

Skills / Competencies
Organized and ability to prioritize jobs and tasks at hand
Effective communication and team player
Basic math and tabulation skills
Basic understanding of Microsoft Office Suite
Valid Driver License

Physical Requirements
Willingness to be outside as required, with walking, and the ability to lift 50 lbs. or more.
